Slate Roofing

Look for missing or shifted pieces, especially where the slate meets any flashing. Old flashing details and can occur in areas hidden from plain sight where the slate covers part of the flashing. Often the underlayment or sheathing will prevent initial leaking but in time leaks will occur and could cause major interior damage.

Tile Roofing

Cracks or chips in the tile are most common. Rain and melting snow can cause damage to surrounding tiles and your home’s interior.

Metal Roofing

Look for holes, rust patches or other signs of deterioration and damage. Metal expands and contracts with any change in temperature. A summer rain storm can quickly drop the temperature 60 degrees causing extreme stress on the seams. Over time the seams will split allowing moisture to penetrate the roof.

Shingle Roofing

Worn off granules, loose, cracked, missing or curled shingles are a sure sign of wear. Flashing details are prone to hidden water damage because they cannot be seen without looking under the shingles. A regular and consistent roof inspection schedule can usually catch most problems before they cause major damage.

Flat Roofing

Flat roofs are deceptively complex. Cracking in the roof surface or along edges of walls and other details in the most obvious sign of damage. Look for standing water, known as ponding, and arrange for regular inspections to catch these problems early before they cause extensive damage.
