Should you repair or replace your roof?
With high quality roofing, it’s sometimes hard to tell if you need repair, or if it’s time for a new roof. With a pair of binoculars, you may be able to assess the damage yourself. If you suspect a problem, call us right away. Problems can spread fast, and cause increased damage to the structure & interior of your home. And please leave the climbing to us. It’s dangerous, and could cause more damage.
Here’s what to look for:
Slate Roofing: Look for missing or shifted pieces, especially where the slate meets any flashing. Often, the underlayment or sheathing will prevent initial leaking, but in time, leaks will occur and could cause major interior damage.
Tile Roofing: Cracks or chips in the tile are most common. Rain and melting snow can cause damage to other tiles, sheathing, and your home’s interior.
Metal Roofing: Look for holes, rust patches, or other signs of deterioration. Metal expands and contracts over time, and causes seams to split and nails and screws to ‘pop.’
Flat Roofing: Flat roofs are deceptively complex. Cracking in the roof surface or along edges of walls or other details is the most obvious sign of a problem. Look for roof material in gutters and on the ground around the structure. Also look for water pooling on the roof, and arrange for regular inspections.
Shingle Roofing: Worn off granules, or loose, cracked, missing or curled shingles are sure signs of wear. Dark patches can indicate missing granules or algae growth. Look for granules in gutters and around the structure.
